Insulation is the one job we price by the square foot, so the ranges below are real, not teasers. Wildlife and cleanup work get priced after inspection instead, because no two of those jobs match.

New blown-in cellulose: $1.68 to $2.28 per square foot

Installed at R-38, the depth we recommend for attics in this climate, roughly a foot of material. On a 1,000 square foot attic, that is $1,680 to $2,280 for the insulation itself.

Removal first, when it is needed: $1.20 to $5.40 per square foot

Dry, clean material at the low end. Insulation that animals soiled or moisture ruined takes sealed equipment and more labor, which is what pushes removal toward the high end.

What never gets priced by the foot

Wildlife removal, sealing entry points, and heavy cleanup depend on what the inspection finds, so those get exact written prices instead of ranges.

What moves your number inside the range.

Two attics with the same footprint can land at different ends of these ranges. Three things explain almost all of the spread.

Square footage and access

The attic floor area multiplies everything, and tight hatches or steep rooflines add handling time that shows up in the labor.

What is already up there

Clean, flat insulation can sometimes stay and get topped up. Soiled, wet, or tunneled material has to come out first, which adds the removal line to the job.

Air sealing comes first

Gaps around pipes, wires, and fixtures get sealed before new material goes in. Skipping it undercuts the whole job, so it is part of the plan, not an upsell.

Do I have to remove my old insulation?
Only if it has a problem worth removing: animal contamination, moisture, or matting that flattened it. Material in good shape stays and gets topped up. The inspection photos make the call.

Why are wildlife and cleanup jobs not listed with ranges?
Because square footage does not predict them. The price depends on what the animals did and how the attic is built, so those jobs get an exact written price after the same free inspection.
