1Phase 1: Remove

Get the animals out and seal the entry

Before anything else, we identify what’s in the attic, how it got in, and remove it humanely. Then we seal every entry point with materials the animal can’t defeat.

Full exterior inspection

Roof, soffits, fascia, gable vents, plumbing stacks, chimney flashing. We find every current and potential entry point, not just the obvious one.

Humane removal

Species-appropriate removal methods. One-way excluders for active animals, baby checks during nesting season, done right in every state we serve.

Permanent exclusion

Heavy-gauge galvanized hardware cloth with 1/4-inch mesh, commercial-grade sealants, screwed (not stapled) into solid wood. The entry is closed for good.

2Phase 2: Reset

Remove every trace of contamination

With the attic secured, the attic cleanout begins: we strip out everything the animals left behind. Rodent waste should not be dry-swept or vacuumed with household equipment. Our crews use industrial HEPA-filtered systems designed for this type of work.

Industrial vacuum removal

Every inch of contaminated insulation, droppings, urine, nesting material, and degraded material comes out through HEPA-filtered industrial vacuum equipment. We treat all of it as a professional cleanup job.

Antimicrobial decontamination

Professional-grade antimicrobial treatment eliminates bacteria, odor, and residual contamination from the exposed attic deck. The space is sanitized to a clean baseline.

Documented plan

Before-and-after photos of every area treated. You see exactly what was removed, what was treated, and what condition the attic is in before the next phase.

Removing the animal and cleaning up visible droppings is not the same as removing contaminated insulation. Urine, fecal matter, and nesting debris soak into fiberglass and can not be cleaned out. If the insulation stays, so does the contamination.

The entry points are still open

Trapping or excluding the animal is step one. But if the gaps, soffit damage, and vulnerable spots are not permanently sealed with the right materials, a new animal finds the same opening. Sometimes within weeks.

Rebuild better than before

With a clean, sanitized attic deck, we install fresh insulation to the right practical depth, seal air leaks, and restore the attic to full performance. This is where the cleanout becomes a permanent upgrade.

New insulation to spec

Batt or blown-in, matched to the attic layout, existing conditions, and practical performance target. We recommend based on what your attic actually needs, not a one-size-fits-all default. Clean install on a clean deck.

Air sealing

Every penetration, gap, and bypass between the living space and attic is sealed. EPA estimates that homeowners can save an average of 15% on heating and cooling costs by air sealing and adding insulation.

What drives the cost of an attic cleanout

There is no flat rate, because no two contaminated attics are the same. An honest number comes from an inspection, not a phone quote. Three things move the price:

How much insulation comes out

Light contamination in one corner is a different job than a whole attic of soaked, torn insulation that all has to be removed, bagged, and hauled out.

How many entry points need sealing

Closing one obvious gap is quick. A roofline with a dozen vulnerable spots — soffits, gable vents, construction gaps — is more exclusion labor and material.

Whether restoration is included

A cleanout alone costs less than a cleanout plus fresh insulation and air sealing. Most homeowners do both in one visit, because the crew is already there and the attic is already open.
