Waterfront City, Wildlife Gateway
Camden sits at the crossroads of the Delaware River corridor and South Jersey's inland habitats. Rodents dominate near the waterfront and in commercial districts, but raccoons travel the river's edge from surrounding suburbs into the city. The ongoing redevelopment of the waterfront - the aquarium, the entertainment district, Rutgers expansion - has pushed wildlife into residential Fairview and Cooper-Grant neighborhoods. Unlike North Jersey's Hudson River cities, Camden's wildlife pressure comes from the west via the river and from South Jersey's Pine Barrens to the southeast. It's getting squeezed from both directions.
Why Camden?
The Delaware River waterfront and adjacent industrial/commercial areas create persistent rodent populations, while the river corridor serves as a highway for raccoons and other wildlife traveling from Pennsylvania and South Jersey suburbs
Common Wildlife in Camden

Row Homes and Rehabs: South Jersey's Urban Reality
Camden's housing is predominantly row homes - distinct from North Jersey's brownstones. These are typically brick-front, 2-3 story structures built between 1880 and 1940 for factory workers. Many share not just party walls but continuous rooflines and connected basements. The ongoing rehabilitation of neighborhoods like Cooper-Grant exposes long-dormant wildlife populations when walls are opened during renovation. When a contractor opens a wall in Camden, wildlife surprises are the rule, not the exception.
Local Housing Stock
- Classic South Jersey row homes with shared party walls and continuous rooflines
- Victorian-era homes in Cooper-Grant undergoing gut renovation
- Post-war duplexes in Fairview with basement entry issues from settling foundations
- Converted industrial buildings near the waterfront with warehouse-scale entry points
Common Entry Point Issues
- Continuous rooflines in row home blocks allowing wildlife to travel an entire block without touching ground
- Renovation projects disturbing established wildlife colonies that have been in walls for decades
- Basement connections between adjacent properties through utility penetrations
- Vacant properties interspersed with occupied homes creating wildlife harborage throughout blocks
Camden Case Study
The Cooper-Grant Renovation Revelation
01 The Problem
A historic row home undergoing gut renovation had workers report 'a horrible smell' from behind the original plaster walls. The contractor assumed a dead animal and kept working - until squirrels started emerging from wall cavities throughout the house, running across the construction site in broad daylight.
Location: Cooper-Grant
02 What We Found
The renovation had disturbed a gray squirrel colony that had been using the interconnected attic and wall spaces of three adjacent row homes for years. Opening the walls gave them access to the entire interior. We found a network of nesting sites spanning three properties, with worn paths in the insulation showing their highways between buildings.
03 The Solution
We coordinated with the renovation contractor and the neighboring property owners. The renovation timeline was adjusted to allow proper exclusion of all three buildings simultaneously before interior work continued. All party wall penetrations were sealed with steel mesh integrated into the new framing.
The Result
All three properties are now squirrel-free, and the renovation was completed with permanent exclusion materials built into the restored structure. The owner avoided a costly construction shutdown. The neighboring owners got wildlife exclusion as part of the coordinated effort.
Unique Challenges in Camden
- 01
Delaware River corridor brings wildlife from Pennsylvania and South Jersey suburbs simultaneously
- 02
Waterfront redevelopment continuously displaces established wildlife populations inland
- 03
Row home construction means wildlife problems cross property lines instantly through continuous rooflines
- 04
Vacant property inventory creates extensive wildlife harborage between occupied homes on every block
- 05
Renovation boom in historic neighborhoods disturbs dormant wildlife populations that have been in walls for decades
- 06
Different building code era than North Jersey - basement and attic connections between properties are standard construction

The attic work itself was done well. The crew worked hard, cleaned the space thoroughly, sealed and insulated properly, and the pricing was fair for the scope of work. From an attic/insulation standpoint, the end result looks very…
